Verified industry statistics conclude that fully one third of all new roofs will lead before the end of their first year and within five years nearly 90% of roofs have problems stemming from poor installation, bad design, failed material or lack of annual maintenance and repairs. The absolute best time for a Flat Roof Infrared Moisture Survey is when the roof is still under warranty. Flat Roof IR Surveys allow for nondestructive identification of specific areas on flat roofs where moisture has infiltrated the substrate and is deteriorating the insulation (R) value of the material, reducing the strength of the overall roof system and negatively impacting the energy costs required to maintain the internal working environment. The IR Inspection can save building owners thousands of dollars by pinpointing problem areas for resolution instead of tearing off part or all of a roof for replacement.
Moisture within walls, insulation or other building material may indicate leaking pipes, condensation issues or other problems leading to corrosion, mold, and mildew. An ounce of prevention can be worth thousands of dollars saved when moisture intrusion is identified early, evaluated and correct surgically before substantial damage to the roofing system, ceiling, walls and supports are affected by water movement, corrosion and breakdown.

This multi-mode non-invasive impedance scanner designed for the instant, precise and non-destructive evaluation of moisture conditions and leak tracing in roofing per ASTM D7954 and in wall systems of the building envelope. By visual inspection, locating excess moisture and decay in Roofing Systems can be extremely difficult as normal evidence of this moisture and decay may not be visible on either side of the wall or roof. Excess moisture can be hidden and trapped in the substrate and within the thickness of the wall or roof construction. If these conditions are allowed to continue the moisture will increase, eventually leading to rot and decay and possible failure of the system and the structure. Also wet insulation loses its thermal value, resulting in unnecessary heat loss or gain and thermal movement in the structure. Early detection of wet areas and corrective remedial action makes good economic sense.
The Tramex Roof Scanner detects and evaluates the moisture conditions within roofing by non-destructively measuring the electrical impedance. A low frequency electronic signal is transmitted into the material under test via the electrodes in the base of the instrument. The strength of this signal varies in proportion to the amount of moisture in the material under test. The Roof Scanner determines the strength of the current and converts this to a comparative moisture content value.
